Job Position: Commercial Property Manager Department: Resort Location: Green Coast, Palasa Type of employment: Permanent Job Summary As Commercial Property Manager, specifically of Green Coast’s Lungomare and La Vista, you will be responsible for developing and implementing effective property management strategies while overseeing the daily operations. This role ensures that Lungomare and La Vista are well-maintained, profitable, and provide a safe, comfortable environment for tenants and visitors, enhancing guest experiences. Main Responsibilities And Duties Communicate effectively with tenants and address their needs, including complaints and maintenance requests. Oversee tenant projects and ensure activities start on time. Conduct market analysis to identify and attract successful businesses that align with the strategic goals of the resort and are suitable for our business units. Ensure timely leasing, rent collection, and compliance with payment timelines. Oversee routine maintenance and collaborate on major repairs and renovations. Develop and manage budgets, ensuring property profitability and adherence to regulations. Provide regular financial and operational updates, along with recommendations for improvements. Maintain records of services, monitor contracts for compliance, and stay informed about potential tenants. Conduct daily property inspections and coordinate with maintenance, cleaning, and security teams. Ensure compliance with local regulations, safety standards, and resort policies, as well as conduct regular inspections and audits of facilities/services. Organize meetings, monitor KPIs, and ensure timely handover of units to tenants. Collaborate with marketing to boost foot traffic and draft operational rules. Prepare regular reports on property performance and conduct annual asset inventories. Organize staff shifts and monitor performance. Requirements Bachelor’s degree in business administration or a related field. Master’s degree is a plus. Minimum of 3 years experience in property management or a related field. Proven ability to manage budgets and financial reports effectively. Proficient in property & data management software and M. Office Suite. Strong understanding of facility operations, maintenance, and management. Proficient in English; knowledge of additional languages is an advantage.
