PKA Properties is looking for a skilled operations manager who will be commercially and technically responsible for the operation and maintenance of a number of our properties. You will play a central role in ensuring that our residents and business customers are satisfied. We want our properties to appear clean and tidy and, to the greatest extent possible, with a green footprint. Likewise, properties must appear well-run and well-maintained with a focus on good architectural quality and Danish building practices.
You must have the toolbox in order - both managerially and technically. One of your areas of responsibility is management and motivation of the operating staff/janitors at the properties. Your task is that they must radiate professionalism, customer service and security towards residents and commercial tenants. The property's operating staff, like other employees in the team, are our ambassadors. In addition, you play a key role in ensuring that the operation supports the residents' need for a nice, safe and cozy home, as well as the commercial tenants' need for premises that support the commercial tenant's business.
Your core task will thus be to ensure an efficient, professional and safe operation of the properties in close cooperation with your colleagues. PKA Ejendomme is only a year old, and we are building a property management company from scratch.
You will be given formal financial and professional responsibility for the operation of your portfolio, e.g. minor maintenance tasks, conversions and extensions, the day-to-day operations and management of a number of employees. You will have close cooperation with, among other things the other operational managers, the caretakers and our housing and business teams.
Your areas of responsibility will include

To lead and manage your team in a motivating, positive and professional manner towards success
To have an ongoing dialogue with residents and business customers
To have a dialogue with and dispose of suppliers and business partners
Ensure that properties are well-maintained
Ensure healthy and good operation of the properties in daily life
Preparation and planning of operation & maintenance budgets - and subsequent execution
To oversee financial follow-up on the properties' operating and maintenance costs
Management of service agreements and operating expenses
Handling minor maintenance and construction cases, insurance cases etc.

As Operations Manager, you report to the Technical Manager.
We are looking for you who:
The position is ideal for you who currently work in a similar position and possibly with a contractor, client advisor, client or equivalent.
We imagine that you:

Has several years of experience from similar positions in the real estate industry in an operational role - e.g. with a landlord, administrator, public housing organization or similar
Have completed a relevant professional education, preferably within the fields of structural engineer, building designer or architect
Previously had responsibility for own portfolio
Has had budget responsibility and has management experience and skills
Have knowledge and understanding of the importance of sustainability and want to prioritize this in your work
Values orderliness in your work and wants this to be reflected in your portfolio both internally and externally
