PROJECT COORDINATOR
for one of the largest companies in the country operating in the field of development of construction projects.
Position Summary:
Will be responsible for supporting real estate projects, coordinating project activities and deliverables, managing timelines and administering all aspects of pre-development and construction projects. To achieve this task, the Development Coordinator must have initiative, fulfill managerial, organizational, supervisory and coordinating responsibilities and tasks. Prepares proposals for decision-making, directs the documentation process from project receipt, deviation checks, project submissions and obtaining construction permit confirmations.
Main Duties and Responsibilities:
Monitors the investors' deadlines, provided for in the co-investment contracts, in order to timely inform the Project Manager about the deviations;
Assists in contract management for compliance and fulfillment of all company standards, design standards, technical specifications, project plans and business plan drawn up;
Informs and supports the Company's relevant structures for obtaining Land Ownership and all relevant Permits for the start of Project Implementation;
Monitors and follows the project budget, and keeps the Project Manager informed;
Establishes and develops relationships with all parties involved in the project for progress, including coordinating meetings as needed
Ensures the full implementation of the company's technical-administrative procedures;
Coordinates with field supervision the progress of projects;
Ensures that the project idea and the strategic developments of the project have received the investor's confirmation;
Manages the implementation of approved changes and the schedule of each project;
Reports on the status of each project, oversees and develops documentation related to the projects, shares ideas and implements new methodologies to allow their progress;
Assists with budgeting, cost control and cash flow;
Analyzes the needs of the project, meets the requirements for transparency, for finalization and stability in the progress of the development phases;
Support project development in accordance with schedule and budget for all project activities;
Takes care that all information related to the project is safe and shared with the parties involved, with the aim of maintaining a perfect project management system from the design phase and approval of the permit to the submission of all documentation for the delivery procedure and the equipment with the Certificate of Use of the project;
Prepares periodic reports on the progress of projects;
Assists and supports interested parties with information as well as the implementation of the progress of the client's requirements for each project before and after the sale;
Assists in the progress of preparation of design packages and draft contracts;
Performs quality checks on the project, as well as ensures that all clauses are being implemented according to QA/QC and designs;
Visits the construction site, supports the technical/local staff with the design and construction process;
Follows and reports on all issues related to state institutions (including local ones) in the areas where projects are developed, Municipality, OSHEE, MB, MNZ, etc.;
Structures project files and maintains files according to company guidelines;
Performs other assigned tasks according to the needs or urgency of the project;
QUALIFICATIONS AND SKILLS REQUIRED
Education:
Possess a university degree in one of the fields of Construction Engineering, Architecture, Real Estate Project Development.
Other qualifications:
Have at least 5 years of work experience in sales, architecture, Civil Works.
Skills
Strong verbal and written communication skills;
Ability to read, analyze and explain projects, business correspondence, contracts, procedures and technical manual;
Ability to manage various projects and contracts involved in the construction project
Ability to present issues as efficiently as possible, drafting reports, etc.;
To have basic knowledge in the use of programs such as: CAD, EXCEL, MS-PROJECT or PRIMAVERA, etc.;
